About City of Coronado Affordable Housing
Affordable housing is only available to those who meet certain income requirements. These income requirements are set by the U.S. Department of Housing and Urban Development, per the San Diego County median income. Tenants are required to submit an annual income certification to verify eligibility.
Each property is managed individually. Therefore, the City does not maintain waiting lists nor directly certify tenants for program eligibility. These requirements, which are set by the State and Federal Governments, are the same throughout San Diego County.
Waitlist Procedure
- Prospective applicants are processed in order that they received.
- Prospects can call or come in to our office to be added to the wait list.
- All prospects that are close to the income requirements determined by The City of Coronado are added to the wait list.
- When a unit becomes available, prospects are called back from the wait list in the order they are received.
- If a prospect chooses not to rent at that time but would like to rent in the future, the prospect is given one additional opportunity to apply when the next unit becomes available.
- Groups of 5 prospects are called at a time to determine if they still wish to be on the wait list. Each prospect is notified as to what order they are on the waiting list.
- Prospects are given 24 hours to respond before being removed from the waiting list and moving on to the next prospect. If the prospect calls back after 24 hours, they lose priority and are then added to the bottom of the wait list.
- Property tours / showings are not available on affordable housing properties. Please see website for sample pictures.
- Minimum of 2 residents are required for 2 bedroom units.
Income, Credit, & Background Requirements
- Refer to attached instructions provided annually by the City of Coronado for maximum allowed income.
- Maxim Income qualifications are dependent on household size.
- Monthly rent amount is dependent on unit type (1 or 2 bedroom) and household income level per City of Coronado instructions.
- The City of Coronado is required to maintain a predetermined ratio of "Low" and "Very Low" tenants which is also used to determine the monthly rent amount.
- All leases are month-to-month and can be canceled by either party with 30 days written notice.
- Residents must make at least 2 times the monthly rent to qualify (but not exceed the maximum amount)
- Screening includes a credit report, an eviction history report, and criminal record report. This fee is waived (free) for City of Coronado Affordable Housing residents.
- Tenant Security Deposit requirements range from 1 month of rent to 2 month's of rent dependent on screening results.
- Residents are required to move-in within 14 days of receipt of rental application.
- Residents are required to execute a C.A.R. Lease Agreement, abide by all City of Coronado "House Rules", and comply with annual Income Certifications.
