Rather than searching only the more common sources for listings such as Loopnet and CoStar, we have found that the more lucrative investments typically come from off-market deals or properties that have limited marketing exposure. After determining your needs, we open our San Diego contact books and reach out directly to property owners and local brokers (typically from small brokerage firms).      

 

 

Acquisition Due Diligence 

 

After an investment has opened escrow, we act as members of the acquisition team and assist our clients in reviewing all documentation including vendor contracts, leases, management performance, and deferred maintenance. We attempt to uncover potential revenue sources as well as hidden expenses.
